Building Management Systems

  • Deployment & management of staff as per the above schedule
  • Facilitate 24/7 emergency & after-hour services to members and occupiers by providing onsite management presence plus second-tier backup support with professional commercial emergency management services by the emergency management company (Subscription for this service is born by the FM company)
  • Facilitate moving in & out services through the BM systems and by providing necessary inductions and furnishing occupants manuals
  • Coordinate deliveries during the allocated time slots through the BM systems
  • Preparation of meeting rooms, establishing renting or leasing arrangements
  • Coordinate with real estate agents and property managers regarding inspections and signage requirements
  • Publishing all notifications through the electronic public display
  • Provide detailed reports for the OC of any notifiable events such as criminal or suspicious activities, safety concerns, and incidences to assist with all insurance claims to the Owners Corporation.
  • Establish & maintain a document management system
  • Provide the Owners Corporation with an update of ongoing and upcoming works at least fortnightly.
  • Provide the Owners Corporation with a monthly report detailing infrastructure failures, works completed, behaviour issues, breaches of OC rules, ESM compliance position, and any ongoing defects through the BM systems.
  • Maintaining a complaints/incidents register and reporting to the owners corporation. This can be accessed online
  • Attending all meetings necessary
  • Assist the owners corporation manager in all accounts, financial management, and other activities required under the ACT.
  • Maintain a database of suppliers, contractors, members, key and asset register, etc.
  • Supervise contractor induction and the performance of their services
  • Ensure compliance with all the statutory, legal, and other local council obligations
  • Management of sustainable energy procedures
  • Ensure compliance with OH&S obligations at both state and federal levels
  • Establish and maintain all ESM obligations
  • Management of waste management and recycling

Supply Management Duties

  • Coordinate with suppliers developing the scope of works, negotiating contracts, making recommendations to the OC, inviting tenders, issuing work orders, project coordination, certificate of compliance, and approval of all progress payments.
  • Arrange certification of various equipment to comply with legal obligations under BCA, FER, AS1851-2005/2012, AS2293.2, AS3745, AS1735, AS3666
  • Trades monitoring to ensure public liability insurance and other necessary licenses

Common Property Supervision

  • Provide weekly reports and maintain a log highlighting operation, maintenance, defects, etc.
  • Attend to all such issues to ensure that the building is compliant
  • Space planning to ensure maintaining aesthetics, functionality
  • Management of all hazardous obligations

Security Systems Management

  • Train all security personnel in all aspects of concierge service duties, incident reporting, minor cleaning, waste management duties, and occupant support services
  • Coordination of the access management system
  • Management of the CCTV surveillance system
  • Assist in drafting OC rules, resident manuals, etc.

Building Management Systems

In addition to sophisticated building management features, it has a private, amenity-rich web portal that includes attractive, community-building features and continuously updated information about the property, community, and neighbourhood.
